Ski Haven Homeowners Association
A piece that is not noted on the county records for #10 but is a legal part of the description is the value of the 1 share of stock that represents 1/12 ownership in the Homeowners Association, which currently is the owner of the lakes, the boats, the ropes, the jump, the boats houses, the tractor, the water system, If an individual was trying to duplicate Ski Haven within 50 miles of DFW, based on experience of those who have done it in other cities and states, the cost easily is in the 500,000 to 1,500,000 price range, and that is with unproven water supply or wind break. The value of this that goes above and beyond the house itself is 1/12 of 750,000 so 62,500 at a low ball number. Just like getting non transferrable shares of GM stock that stay with the house. It has true appraised value but can not be directly used as collateral but is true value nonetheless.
There are 32 acres of paid for land, cost in excess of 200,000 in 1986, 28 acre fee of water, dirt work worth over 200,000, 25,000 worth of water wells, 18,000 worth of water supply system, 22,000 worth of boats houses, 35,000 to 50,000 net worth of ski boats, 5,000 for the jump, 3,000 for the slalom courses, 2,000 for the gas tank and near 50,000 in cash in the HOA checkbook, just to name the big ticket items, all of which is owned by the association, with the 12 stock holders being the owners.
The things about Ski Haven that sets it apart from all the other private water ski lakes in North Texas, and I mean anything north of Houston is the following:
Lot to lake ratio - 2 lakes 12 owners, the closest comparable ski lake is Princeton lakes with 4 lakes and over 100 lots with ski rights, so 25 to 1 versus 6 to 1.
The sport itself - Ski Haven is one of the only two sites in North Texas that supports all 3 disciplines of AWSA, slalom, tricks and jump. The other is Princeton.
Wind protection - the lake runs east to west and traditional south winds can make Marine Creek, Ft. Worth or Deans Lake, Lewisville, both of which do not have home lots, un-skiable. There is a tree line on the south shore that allows skiing even in a 30 MPH south wind.
Skiing quality - Karina Nolan, 2010 world record holder in open women's slalom said in 2010 that Ski Haven is as good a water as she had ever skied and if we had a pro tournament, said she could break the world record. Ski Haven is known over the 5 state region as a top notch water ski site and people come regularly from out of state to ski at Ski Haven due to its excellent conditions.
Lake water supply - Ski Haven has 1400 acres to the west that drain to Ski Haven and then backup wells to keep the lakes skiable at all times.
Homeowners water supply - unmetered, Ski Haven owned wells and water system equals no water bill.
Proximity to DFW - the only home lot site within reasonable driving distance to DFW, compare Princeton, 30 minutes north of Plano and Red Oak, south of Dallas on I-45 where the lot owners do not own ski rights, they are leased from the lake owner.
Low Property Taxes - about 1450 per 100,000
Price of $310,000 with pre-arranged financing and appraisal all ready to close.
